Something is broken

The everyday repairs. Standard jobs are priced on the spot, and the van carries the parts for the common ones.

  • Doors that stick, drop or will not latch
  • Locks, handles and hinges
  • Shelving, curtain rails, towel rails, mirrors
  • Holes in walls and small plaster repairs
  • Gutters cleared and downpipes refitted
  • Flat-pack assembly and wall mounting
Not included
  • Anything behind a switchboard or a tap: see the restricted trades note below
  • Appliance repairs

Carpentry and building repairs

Timber and structure, done by qualified builders. Dan is a fully qualified builder, and Dexter is our Licensed Building Practitioner, carpentry class.

Included
  • Deck boards, joists and balustrades
  • Fences, gates and retaining walls, including taller walls with an engineer's design and a consent
  • Weatherboard and cladding repairs
  • Rot repairs to sills, framing and fascia
  • Internal doors, skirtings, architraves
  • Small renovations and make-good work
  • Consented work, with restricted building work done and signed off by Dex, our Licensed Building Practitioner
Not included
  • Roofing: we don't have a roofer, but on a bigger job we book and manage one for you
  • Electrical and plumbing: see the note below

Getting a rental ready

The jobs between one tenant leaving and the next moving in. We have done these for Aspire-managed homes for years, so the list is short and the turnaround is quick.

Included
  • End-of-tenancy repair lists, done in one visit where we can
  • Healthy Homes draught-stopping, ventilation and moisture fixes
  • Touch-up painting, and full repaints inside and out
  • Curtains, blinds and tracks
  • Keys, locks and letterbox changes
Not included
  • Carpet cleaning and end-of-tenancy cleaning: ask us for a referral

Smoke alarms and annual testing

Installed to the standard a rental has to meet, then tested every year on a calendar we keep, so you never have to remember.

Included
  • Long-life battery photoelectric alarms supplied and fitted
  • A dated record of what was fitted and where, for your file
  • Annual testing, booked by us
  • Done alongside other work when we are already on site
Not included
  • Hard-wired alarms: these are electrical work

Outside the house

Keeping the outside tidy, dry and safe.

Included
  • Gutters and downpipes cleared
  • House, path and deck water-blasting
  • Fence and gate repairs
  • Letterboxes, clotheslines, handrails
  • Section tidy-ups and green-waste removal
  • Pruning and branch removal up to ladder height
Not included
  • Regular lawn mowing and garden contracts
  • Tree work above ladder height: we point you to an arborist

Commercial and body corporate

For committees, building managers and small businesses who want one number to call and a record of what was done.

Included
  • Common-area repairs: doors, signage, fixtures
  • Scheduled maintenance rounds on a monthly or quarterly plan
  • Make-good at the end of a lease
  • Shop and office fit-out repairs
  • A written report with photos after each visit
Not included
  • Lift, fire-system and HVAC servicing
  • Anything that needs a licensed electrician, plumber or gasfitter

Electrical, Plumbing, Gasfitting and Roofing

Electrical, plumbing and gasfitting are restricted trades in New Zealand and must be done by a licensed electrician, plumber or gasfitter. Roofing is specialist work too. We don’t do any of these ourselves. On a renovation or bigger project we book and manage the right trade as part of the job. For a standalone electrical, plumbing or roofing job, we point you to someone who can.
